Gyeonggi-do announced that it plans to support the maintenance of 974 old, small multi-family housings in total until next year, which exceeds the goal of this term's office by 1.5 times.

 

According to Gyeonggi-do, the Rules on the Management of Apartment Houses do not apply to small multi-family housings under 300 households,which means they do not need to have mandatory building management, so they don't often have apartment maintanence office that manages the building.

 

Moreover, the absence of such office causes difficulty in saving and utilizing long-term repair reserves or maintenance fee, which may result in poor maintenance of old buildings.

 

Supported about 700 housings for last 3 years and planning to support additional 110 housings later this year

 

Therefore, Gyeonggi-dopromoted the 'Small Multifamily Housings Maintenance Support Project', which was one of the promises in this term of office. From 2019 to July 2020, it completed the support for 180 housings.

 

The project offers different supports depending on the plans the buildings submitted, which are mainly providing renovation /replacementincludes waterproofing roofs, (re)painting, repairing cracks on exterior walls and roads, and renovating elevators.

 

In addition to that, the provincial gover n ment i nst a l led a pagoda(gazebo) and benches in an apartment of Danwon-gu, Ansan, as a part of ‘Gyeonggi Pyeongsang (rest space)’ project. Gyeonggi-do will provide further support for 110 housings in this second half of year.

 

Through preliminary reserach for demand, it also selected 24 cities and 176 districts as targets of project in next year, which will be carried out after securing main budget.

 

The range of project in this term of office reached 974 housings in total, which is more than 1.5 times of the original goal of 622 housings.

 

Expanded project in order to meet the needs of local residents like multi-cultural families

 

 

 

Gyeonggi-do said that it expanded the project because of residents' high satisfaction. From June to November last year, provincial government did a survey on residents of 263 housings where project provided support, 87.7% (962 people) out of 1,09 respondents answered they were “satisfied” (very satisfied or satisfied) with the project.

 

 

“Small multi-family housings experience relatively weaker maintenance compared to apartments that have mandatory building management,” said Yong-su Go, The head of Gyeonggi-do's Small Multi-family Housings Team. "This project results in high satisfaction of residents, so I will do my best to secure next year's budget in order to carry out the project properly."

이에 도는 민선 7기 공약으로 '소규모 공동주택 유지관리 지원사업’을 추진했다. 2019~2020년 508개 단지, 올해 7월 기준 180개 단지에 대한 지원을 완료했다.

 

사업은 단지마다 신청한 사업계획에 따라 단지 내 공용시설물에 해당하는 옥상 방수, 도장·도색, 외벽·도로 균열보수, 승강기 수선·보수 등 낡은 시설물의 수선·교체비 조성을 지원하는 내용이다. 특히 도민 쉼터 확보를 위한 ‘경기평상(쉼 공간)’ 사업의 일환으로 안산시 단원구 소재 아파트에 파고라(정자), 벤치 등을 설치하기도 했다.

 

도는 올 상반기에 이어 하반기에 110개 단지를 추가 지원한다. 내년에는 사전 수요조사를 통해 24개 시. 군 176개 단지를 사업 대상으로 선정했으며, 내년도 본예산 확보 등을 거쳐 추진할 계획이다. 이로써 민선 7기 사업량은 총 974개 단지인데, 민선 7기 공약 목표량인 622개 단지의 1.5배 이상이다.

 

다문화가족 등 도민들의 높은 만족도를 위해 사업량 증가

 

도는 이처럼 사업량을 늘린 이유로 도민들의 높은 만족도를 지목했다. 도가 지난해 6월부터 11월까지 지원사업이 종료된 263개 단지 입주민 등을 대상으로 도민 만족도를 조사한 결과, 응답자 1,098명 중 87.7%(962명)가 사업에 ‘만족’(매우 만족 또는 만족)한다고 답했다.

 

 

고용수 경기도 공동주택과장은 “소규모 공동주택은 의무관리대상 공동주택에 비해 유지관리가 상대적으로 취약하다”며 “도민 만족도가 큰 수혜사업으로, 원활한 사업 추진을 위해 내년도 예산도 반드시 확보할 수 있도록 힘쓰겠다”고 말했다.
